The first impression factor in real estate is a big deal maker. Many times the first impression is more influential than a detailed analysis of the home. We’ve all heard of ‘love at first site’. We know it’s just a saying, but beneath a lot of so-called ’sayings’ is a morsel of truth. People work from emotions a lot of the time. Either consciously or sub-consciously, we get an impression about things that trigger either positive or negative feelings inside us.

When you take on the role of seller, you have to understand the importance of first impressions. If the buyer gets a bad first impression, your chances of selling are diminished by a big margin. There are a few places where you can improve the first impressions of your home, and it’s a profitable exercise for you:

The first and most obvious area is the day that the potential buyer actually visits the home to see it firsthand. As soon as they drive up your street they begin to form their first impression. Because if they buy, they’ll be driving up this same street. They not only look at the home you’re selling, but at the homes around it. That’s why neighbors are so important to home value. Your home should rate among the top ones that exist in that neighborhood, unless your settling for a low purchase price.

How to Sell Your House Fast!

The first thing you need to do is call a realtor and find out what the home prices are in your neighborhood that are selling. If you can possibly take a 10 to 15% discount off of that price then that moves you up in the buyers mind.

Keep the front yard in great shape – keep the grass cut, shrubs trimmed and plant flowers. See if the front door needs a coat of paint.

Keep Furniture To A Minimum – if you have a lot of furniture then take some out of the house as well as clean out your closets and make them seem bigger as well.

Turn the Lights On – Brighten and Lighten up your home. Open the curtains, change the lampshades and increase the wattage in the bulbs. People don’t like dark rooms.

Take the Animals To a Friends House – Buyers want to see themselves in this home and it is difficult with animals around.

Personal Photos – It is true, it is difficult for buyers to see themselves in a house if there are pictures of you and your family every where.

I know this is a lot of work and it is not really fast. If you are really in a hurry there is a company that will buy your house as is. Cost nothing to talk to them and they will let you know if they can buy your home. This option could save you all of the time and money it would take to get your house ready to sell.
